# Certification of Trust: The Document Your Bank Will Always Ask For

You created your living trust. You went to the bank to open an account in the name of the trust. The bank asks for documentation. You bring your complete trust — 40 pages with all the information about your estate, your beneficiaries, your assets. The bank says: "We don't need all this. We just need the Certification of Trust."

What is that? That is exactly what we're going to explain.

What Is a Certification of Trust?

A Certification of Trust is a summarized legal document — generally 1-3 pages — that confirms the existence and essential terms of your trust without revealing private information about your beneficiaries, the contents of your estate, or your distribution instructions.

It's basically an "official summary" that says: "Yes, this trust exists, it's valid, and this person has authority to act on its behalf."

Why Do Banks Require It?

Banks and financial institutions need to verify:

  1. 1.That the trust exists and is valid — they cannot assume this
  2. 2.That the person in front of them has authority — the trustee must be identified
  3. 3.What they can do exactly — buy, sell, sign contracts
  4. 4.Regulatory compliance — banking laws require this verification
But they don't need (nor have the right) to know who your beneficiaries are or how much your estate is worth. The Certification gives the bank what it needs, protecting your privacy.

When Do You Need It?

  • When opening a bank account in the name of the trust
  • When transferring real estate to the trust
  • When buying or selling property as trustee
  • When refinancing a mortgage on trust-owned property
  • When working with title companies in real estate transactions
  • When applying for a line of credit or loan for the trust
